Our Projects

Project Overview

AR were involved in a multi-million pound redevelopment of Kenilworth’s leisure facilities by demolishing the existing facilities over two sites, Castle Farm Leisure Centre and Abbey Fields swimming pools, and preparing the ground for the future development.

Challenges:

  • Management of local ecology impact.
  • Working on a Scheduled Ancient Monument site of Abbey Fields Park, a site also prone to flooding.
  • Ensuring the play equipment area remained open, to assist our client and maintain access for local residents.

 

Solution

Abbey Fields swimming pools sat within the mature Abbey Fields Park part of a Scheduled Ancient Monument.

  • Originally the programme to deconstruct the existing swimming pool facilities was 21 weeks but upon our discovery of extensive medieval ruins, this programme time was extended to ensure the careful removal of the building’s modern foundations from around medieval foundations in liaison and under guidance from the relevant organisations and authorities. We successfully removed the modern structure, preserved the medieval discoveries and prepared the ground, completing the enabling works for the construction phase.

Castle Farm Leisure Centre

  • Ensuring the protection of local wildlife, the existing structure was successfully demolished and the ground prepared for the next phase.

Sequence of Works:

  • Site establishment and tree protection.
  • Installation of silt and wildlife fencing with approval of ecologist prior to works commencing.
  • Soft strip of internal fittings.
  • Deconstruction of main steel frame structure utilising dust suppression equipment.
  • Removal of slab and foundations, however for Abbey Fields we core drilled first, then used remote controlled Brokk machines to remove sections prior to carefully lifting the remaining foundations without damaging the medieval ruins.
  • Material processing for recycling off site.
  • Ground preparation.

Outcome

Castle Farm Leisure Centre demolition was completed a week ahead of schedule.

Despite the discovery of medieval ruins at the site of Abbey Fields swimming pools, we assisted our client Warwick District Council and worked closely with Historic England and Archaeology Warwickshire to ensure the discoveries were preserved to the required standards and enabled the site to be suitably prepared for the next phase of development.
